Real estate marketing for the agency, not just the listing

Rock Solid Marketing runs real estate marketing for agencies across Australia, from our office in Mildura. Most property marketing is about the listing: the photos, the portal ad, the signboard. The vendor usually pays for that. What often goes unfunded is the agency's own marketing, the work that wins the next appraisal and the next landlord.

That's the part we run: agent profiles, a website that captures appraisal requests, Google reviews, social content and email to your database. For Gordon Agencies / Water Trading in Mildura, we rebuilt the website and set a new social media strategy. The business works in water trading and real estate across Sunraysia.

You can start with a free 30-minute discovery call, and partnership plans are from $4,500 + GST a month.

Common problems

What gets in the way, and how we fix it

  1. Every agency in town uses the same portals, the same photo style and the same just-listed posts.

    What we do

We build what portals can't copy: agent profiles, local market updates and a brand people recognise before they need to sell.

  2. Appraisal requests arrive through a form nobody follows up for days.

    What we do

Website forms feed HubSpot, the right agent is notified, and a short email series keeps the seller warm until the appraisal.

  3. The rent roll only grows when a landlord happens to call.

    What we do

A page written for landlords, Google Ads on property management searches and a newsletter to the investors already in your database.

  4. A price line in an ad could breach the underquoting rules.

    What we do

In Victoria, advertised prices must line up with the agent's estimate and the Statement of Information. We take price wording from your team and don't write price guidance ourselves.

What we do for agencies

Digital marketing for real estate agents and their agencies

Real estate marketing services that build the agency's own pipeline: sellers, landlords and buyers who come back.

A website that wins appraisals

Suburb pages, recent sales and a short appraisal form that goes straight to the right agent. Website packages start from $5,000 + GST and include a site your team can update.

Agent profiles sellers trust

Each agent gets a profile with their suburbs, their recent sales as your agency records them and a current photo. Sellers can then choose a person, not just a logo.

Google reviews and local search

A Google Business Profile for each office, a review request after every settlement, and SEO for the suburbs you want to own. Standalone SEO is available from $1,000 + GST a month.

Social content beyond listings

Market updates, suburb guides and posts from your team, with listings mixed in rather than making up the whole feed. That gives people a reason to follow before they're ready to sell.

Database email that keeps sellers close

A monthly market update to past buyers, sellers and landlords who agreed to hear from you, as the Spam Act 2003 requires. Your database hears from you between transactions.

Ads for appraisals and landlords

Google Ads and Meta ads aimed at owners thinking of selling or leasing, rather than at buyers, so the agency's budget grows its listings and its rent roll.

Who it’s for

Is it the right fit?

Who it’s for

  • Independent agencies competing with franchise brands
  • Regional agencies running both sales and property management
  • Principals building their agents' personal profiles
  • Rural and lifestyle agents whose buyers ask about land and water

Not a fit

  • Agencies that only want listing ads booked on the portals
  • Anyone wanting price guidance written for them
  • A single agent who needs just a website: packages from $5,000 + GST may be all you need

How it starts

Real estate marketing strategies that start with your numbers

We start with how the agency wins business today: where appraisals come from, how many become listings, and how landlords find your property management team.

Then we look at your patch: the suburbs or districts you want to own, the property you sell and who buys it. In a regional market like Sunraysia, that can mean lifestyle blocks and horticulture properties as well as houses in town. The plan then sets the target, whether that's more appraisals, more landlords or stronger agent profiles.

  • Where appraisals and listings come from today
  • The suburbs and property types you want to own
  • Property management and rent roll goals
  • Agent profiles and the agency brand
  • Price wording supplied by your team

Win the appraisal before the listing exists.

With us, an agency's own marketing starts from $4,500 + GST a month on the Starter partnership plan, which gives 28 hours. Standard is 35 hours at $5,500 + GST a month and Advanced is 45 hours at $7,500 + GST a month. Ad spend is paid to Google or Meta on top. If a website refresh alone will do the job, we'll tell you before we quote.

It depends on the property and the campaign, and it's agreed in writing before the campaign starts. Sellers usually pay for listing advertising (portal upgrades, photography, floor plans, signboards and print) on top of the agent's commission. Your agency agreement should list each item, so the seller knows what they're paying for. We help agencies explain those costs clearly on their own website.

The strongest strategy is being known in your patch before people decide to sell. That means agent profiles with recent sales, regular suburb market updates, Google reviews from past sellers and a database you email every month. Real estate agent marketing works when the same faces show up on the website, social media and signboards for years, not only during a campaign.

Start with professional photos, a floor plan and a listing on realestate.com.au and Domain, then reach beyond the portals. Add a property page on the agency's own site and social posts with a short video walk-through. Then run Meta ads to people in nearby suburbs and email buyers in your database. In Victoria, price wording must follow the Statement of Information rules.

Market yourself as the local expert rather than a salesperson. A profile page with your recent sales (as your agency records them) gives sellers a reason to call you. So do a Google review link sent after each settlement and short videos about your suburbs. Consistency matters more than volume: one useful post a week does more than a burst before a listing.

Each partnership plan covers strategy, SEO, Google Ads, social media, content, email to your database, marketing automation for appraisal enquiries, website management and HubSpot reporting. Hours set the pace: 28, 35 or 45 a month. Your account manager plans where they go, for example more on landlord campaigns when growing the rent roll is the priority.

Victoria's underquoting laws mean an advertised price can't be lower than the agent's estimated selling price or the seller's asking price. Agents must also provide a Statement of Information for residential sales, as Consumer Affairs Victoria explains. Other states have their own rules. We take every price line from your team, and your agency stays responsible for its own compliance.

Compare who does the work, what they've done in property and whether you're locked in. Ask to see real work: ours includes the website and social media strategy for Gordon Agencies / Water Trading in Mildura. Check whether you'll have one contact and how they report. Our partnership plans have no lock-in contracts and come with one dedicated account manager.
