Real estate social media marketing that wins the next appraisal

Rock Solid Marketing runs real estate social media marketing for agents and agencies across Australia, from our Mildura office. Your feed is probably full of just-listed tiles the portals already show better. The people who'll list with you next year aren't house hunting. They're homeowners scrolling past, deciding which agent seems to know their street.

So we build your social around the agents: short videos, suburb updates, sales told with care and posts that answer what owners ask. Listing posts still run, with price wording that follows your state's rules and the vendor's consent. For Gordon Agencies in Mildura, a water trading and real estate business, we planned a coordinated social media strategy alongside its new website.

Social media plans start from $1,500 + GST a month. We start with a free 30-minute discovery call.

Common problems

What gets in the way, and how we fix it

  1. Our page is all listings, and nobody engages with it.

    What we do

We mix listings with agent videos, suburb updates and owners' questions, so the people who'll sell next year follow your agents, not just your stock.

  2. A post shows a price the rules don't allow.

    What we do

Price wording follows your state's rules, including Victoria's underquoting laws, and nothing is posted without your sign-off.

  3. Every agent posts their own way, and the brand looks different on each profile.

    What we do

A shared content calendar, branded templates and agent-ready captions keep every profile consistent while each agent still sounds like themselves.

What we post for agents

Social media marketing for real estate agents, built around people

Real estate social media management that gives every post a job: build trust with owners, show local knowledge or move a listing.

Agent-led video

Short reels with your agents walking a street, explaining a market shift or answering a seller's question. Owners tend to call the agent they feel they already know.

Suburb and market updates

Monthly posts on what sold, how long homes took to sell and what's coming up in each suburb you work. We write them in plain English from your own sales data.

Listing and sold posts done properly

Just-listed, open home and sold posts in your brand, with the vendor's consent and price wording that follows your state's rules. In Victoria that means the underquoting laws.

Facebook and Instagram ads for appraisals

Facebook marketing for real estate agents works best aimed at owners: appraisal offers and agent videos shown in your suburbs. Social ads plans start from $2,000 + GST a month plus 10% of ad spend.

Content for each agent's profile

Captions and branded templates for each agent's own Facebook, Instagram and LinkedIn profiles, written in their voice and approved before anything is posted.

Leads traced to posts

A reporting dashboard and a monthly results meeting show which posts and ads brought appraisal requests and messages, not just likes and follows.

Is it the right fit?

Who it’s for

  • Independent agencies in regional and suburban markets
  • Principals who want more appraisal requests
  • Property management teams growing the rent roll
  • Agents building a personal brand inside an agency

Not a fit

  • Agents who only want listing tiles auto-posted from the CRM
  • Agencies wanting price claims the rules don't allow
  • An agency with no website worth sending people to: a website project may come first

How it works

How we run your social media

Plan, create, approve, publish and report, every month.

  1. Discovery call

A free 30-minute call to choose your platforms and the plan that suits your goals.

  2. Strategy and research

Competitor research and a content plan built around your goals, from brand awareness to enquiries.

  3. Create and approve

Posts, carousels, stories and reels made for your brand. You approve them on our scheduling platform, with one round of changes.

  4. Publish and report

We schedule and post, then meet with you monthly to go through the reporting dashboard and what to change.

How it starts

Real estate social media starts with your agents and your suburbs

We start with a briefing session with your principal and agents. We look at the suburbs you want to own, the agents who'll front the content, what sold recently and the questions owners ask at appraisals.

From that we build a monthly calendar that mixes agent videos, suburb updates and listings. We also agree who approves posts and how vendor consent is recorded before a property appears.

You approve the calendar, we design and schedule the posts, and the results meeting each month shows what worked.

  • Suburbs and streets you want to own
  • Agents who'll front the content
  • Recent sales you can talk about
  • Owner questions from appraisals
  • Approval and vendor consent steps

Be the agent owners already recognise.

How To Use Social Media To Build Trust & Drive Sales For Your Business

In 2025, social media remains one of the most powerful tools small business owners can use to build their brand, connect with customers, and drive sales. But let’s be honest: between running your business, managing day-to-day tasks, and keeping customers happy, finding the time and energy to stay consistent on social media can feel overwhelming.

Social Media

The Nitty Gritty on Facebook Ads

In an ideal world, your Facebook page would collect likes organically – that is, by people enjoying your content enough to proactively ‘like’ your page. Maybe they come across your Facebook page via your website, or perhaps they saw a friend like or share something of yours on Facebook. Regardless, they found you naturally, liked

All FAQs

Real estate social media marketing starts from $1,500 + GST a month on our Starter plan: 1 platform and 8 posts a month. Standard is $2,000 + GST for up to 2 platforms and 12 posts, and Advanced is $2,800 + GST for up to 3 platforms and 20 posts. Ad spend and boosts are paid to Meta on top.

Advertise the agent and the agency first, then the listings. Facebook and Instagram ads aimed at homeowners in your suburbs, with an appraisal offer or an agent video, build the pipeline for future listings. Listing ads still help a campaign, but vendors usually pay for those through portal packages. Keep price wording inside your state's rules.

Give owners a reason to raise their hand: a free appraisal, a suburb sales report or an agent's answer to their question. Run those as Facebook and Instagram lead ads, or link to a short form on your site, then reply fast. Each lead goes straight to the right agent, and the monthly report shows what it cost.

Two to five times a week is a pace most agencies can keep up. It's also what our plans cover: 8, 12 or 20 posts a month. Consistency matters more than volume, so pick a pace your agents can support with videos and approvals. Stories and reels between posts keep you visible without a full post every day.

It matters most for winning listings, less for selling them. Buyers search the portals, but homeowners form opinions of agents over months, often while scrolling. Good real estate social marketing shows an agent's personality, local knowledge and sales history between appraisals. It won't replace the portals or your database, so treat it as one channel in the mix.

Post the agents, the suburbs and the results, not only the listings. Good examples are a street walk with an agent, what sold this month and why, and a seller's or renter's question answered. A look behind the scenes at an auction works too, as does a property shown with the vendor's consent. Every post should help an owner decide who to call.

Batch it. Each month we film several short agent videos in one session, draft the captions and design the posts, then send one calendar for approval. Agents give a short session on camera instead of time on their phones every day. That's the job of a real estate social media marketing agency: your agents talk, and we do the rest.

Your agency does. The Facebook page, Instagram account, photos, videos and designs we create are yours, and we work inside your accounts rather than ours. If you only need a tidier Google profile and the odd post, a Google Business Profile set-up at $500 + GST may be enough. We'll tell you before we quote.
