Google Ads for real estate that wins appraisals

Google Ads for real estate agencies that want appraisal and property management enquiries, not more buyer clicks the portals already serve.

Part of Marketing for Real Estate Agents

Paid search for agencies

Google Ads for real estate where the portals can't compete

Rock Solid Marketing manages Google Ads for real estate agents and agencies across Australia, from our Mildura office. Buyers searching for homes mostly end up on realestate.com.au and Domain, and that's where your listings already sit. The searches worth paying for are different: owners asking what their home is worth, landlords looking for a property manager, and people typing your agents' names.

So we build campaigns around those searches, split by suburb and by service (selling, leasing, managing). Landing pages ask for an appraisal rather than a vague enquiry. Ad copy stays clear of price claims that could breach underquoting rules, and every lead is tracked to the agent who receives it. In Mildura, we've worked with Gordon Agencies on its website and social strategy.

Our partnership plans include Google Ads management and begin at $4,500 + GST a month. Ad spend goes straight to Google, and you set it.

Common problems

What gets in the way, and how we fix it

  1. Our ads get clicks from buyers who end up on the portals anyway.

    What we do

We shift budget to appraisal, selling and property management searches, where your own site does a job the portals can't.

  2. Rental and job searches eat the budget.

    What we do

Negative keyword lists block rentals, homes for sale listings, real estate jobs and licence courses, and we read the search terms report every month.

  3. An ad mentions a price the rules don't allow.

    What we do

Ads talk about appraisals, results and service, not quoted prices, so nothing breaches Victoria's underquoting laws or other states' price rules.

How we run your ads

Real estate Google Ads split by suburb and service

Google Ads management for real estate that spends where an owner or landlord is ready to talk, and stays away from searches the portals own.

Campaigns by service

Separate campaigns for selling, leasing and property management, each with its own budget, ads and landing page. You can see what an appraisal or a new management costs.

Suburb-level targeting

Location targeting and ad groups for the suburbs and towns you work, so a landlord two suburbs over sees the agency that actually covers their street.

Negatives that protect the budget

Searches for rentals, homes for sale, real estate jobs, licence courses and portal names are blocked, and new waste is caught in the monthly search terms review.

Appraisal landing pages

Short pages that explain your appraisal, your recent results and your agents, with a form that asks only for the address and a good time to call.

Calls routed to the right agent

Call ads and click-to-call buttons reach the right agent while the office is open, and every call is tracked as a conversion in the account.

Cost per appraisal and management

The monthly report shows cost per appraisal request and per new management enquiry, by suburb, so the principal can move budget to what works.

Who it’s for

  • Independent agencies wanting more listings
  • Property management teams growing the rent roll
  • Agencies covering several suburbs or towns

How it works

How a partnership runs

Every partnership starts with a strategy, then runs month by month with one plan and one point of contact.

  1. Free discovery call

A free 30-minute call about your business, your goals and whether a partnership is the right fit.

  2. Strategy and roadmap

We get to know your goals, customers, challenges and opportunities, then give you a practical marketing roadmap.

  3. Monthly delivery

Your account manager runs the plan each month across the channels it needs, from social media and SEO to email and press releases.

  4. Meet and report

A monthly meeting by phone or visit, with a HubSpot dashboard that shows what the work is achieving.

How it starts

Google Ads management for real estate starts with what a listing is worth

We start with your numbers: what a typical listing and a new management are worth to the agency, and which suburbs you want more of. We also check how quickly your agents call back an appraisal request. If there's an existing Google Ads account, we audit it.

From that we set budgets by service and suburb, write the ads and build or tidy the landing pages. Conversion tracking goes in before any spend.

You approve the plan and every ad before it runs.

  • Value of a listing and a management
  • Suburbs and towns to target
  • Callback speed for leads
  • Existing account and tracking
  • Landing pages to build or fix

Spend where owners are ready to talk.

All FAQs

On a partnership plan, Google Ads management is included from $4,500 + GST a month (Starter, 28 hours). Ad spend is separate and paid to Google, and many agencies start with a modest daily budget for each suburb. Managed on its own, one campaign is an estimated $2,000 + GST a month to run, plus 10% of spend.

Yes, for the right searches. Google real estate ads aimed at owners wanting an appraisal, landlords looking for a property manager and people searching your agents' names can bring enquiries the portals don't. Ads chasing buyers for listings rarely beat the portals, so we keep that spend small. We report cost per appraisal monthly and don't promise listings.

Start with conversion tracking, then build campaigns around appraisal, selling and property management searches in the suburbs you cover. Each campaign gets its own ads, negatives and landing page, and someone at the agency calls every lead back quickly. Review the search terms monthly and move budget to the suburbs and services that bring appraisals.

By service first, then by location. A typical structure has separate campaigns for selling (appraisals), leasing and property management, with ad groups for each suburb or cluster of towns. Searches for your agency and agents get their own small brand campaign. That way budgets, ads and landing pages match what the searcher wants.

Start simple and let the data build. New campaigns often run on manual or maximise clicks bidding with tight negatives. Once enough appraisal requests are tracked, they move to maximise conversions or a target cost per conversion. Smart bidding needs reliable conversion data, so tracking comes before automation.

Be careful. In Victoria, underquoting laws stop agents advertising a price below the seller's asking price or the agent's estimate, and other states have their own rules. Our ads talk about appraisals, service and recent results rather than quoting prices. Listing ads link to the portals or your site, where the full price information sits.

Not really. In Australia the usual term is agent rather than broker, but the approach is the same: target owners and landlords, not buyers the portals already reach. For a commercial or business brokerage, campaigns focus on sellers and landlords of commercial property, which means fewer, higher-value leads.

They stay with your agency. The Google Ads account sits in your name with ad spend billed to you, so its history and audiences remain yours. Every lead lands in your CRM or inbox. Our partnership plans have no lock-in contracts. If SEO for your suburbs would serve you better than ads, we'll say so before we quote.
