Retirement village marketing for buyers who take their time

Retirement village marketing for Australian operators: honest village life, fees explained plainly and open days that turn interest into visits.

Partnership plans from $4,500 + GST a month

Retirement living

Retirement village marketing for a long decision

Rock Solid Marketing plans and runs marketing for retirement village operators across Australia, from our office in Mildura. Moving into a village is a decision people circle for months, sometimes years. They come to an open day, take a brochure home, talk it over with their children and come back later.

Your marketing has to stay with them for that whole stretch. That means showing real village life, explaining the contract and fees without fine print, and making the next visit easy to book. It isn't aged care, and your buyers don't want to be spoken to as if it were.

Partnership plans start from $4,500 + GST a month. The first step is a free 30-minute discovery call.

Common problems

What gets in the way, and how we fix it

  1. People come to our open day, then we don’t hear from them again.

    What we do

We collect details with consent at the door and follow up with a short email series: village news, a resident's story and an invitation back.

  2. Buyers think we're a nursing home.

    What we do

We show independent village life first: the bowls green, the community garden, the trip to the river. Care options, if you have them, come later.

  3. Our fees confuse people and their children.

    What we do

We write a plain-English guide to entry prices, ongoing fees and any deferred management fee, checked by your team, so families can compare fairly.

What's in the plan

Digital marketing for retirement villages, plus the visit

Search and social find the interest. Open days, brochures and follow-up turn it into a move.

A plan built around open days

We plan each open day backwards: social posts and local ads beforehand, a welcome pack on the day, and follow-up emails after.

A website that answers the big questions

Homes available, floor plans, fees, eligibility and what's included, all easy to read on a tablet. We build sites to WCAG 2.2 AA.

Resident stories, with consent

Short stories and photos from people who already live there do more than any slogan. We write and share them only with each resident's permission.

Print buyers keep

Brochures, fee guides and display home signage designed to sit on a kitchen bench for weeks and still make sense.

Follow-up for slow deciders

A consent-based email list keeps village news in front of interested buyers between visits, with an easy way to unsubscribe under the Spam Act 2003.

Know where buyers come from

A HubSpot dashboard tracks enquiries and open day bookings by channel, so next year's budget goes where buyers actually found you.

Who it’s for

Is it the right fit?

Who it’s for

  • Retirement village operators with homes to sell
  • Developers launching a new village or stage
  • Community-owned villages with a waiting list to build
  • Operators with care on site who need two clear stories

Not a fit

  • Operators who want fees left out of the marketing
  • Anyone wanting legal advice on disclosure documents
  • Villages wanting promises about sales by a set date

Honest marketing

Retirement village digital marketing that explains the contract

Retirement village contracts are not like buying a house, and each state has its own retirement village laws about what operators must disclose. Your buyers and their children will read the fine print eventually. We'd rather the marketing explained it first.

So the website and brochures set out entry prices, ongoing fees and any deferred management fee in plain words, using the figures and documents your team supplies. Your own legal adviser checks the wording. We handle the writing, design and delivery.

  • Entry prices and ongoing fees explained plainly
  • Deferred management fee described, not hidden
  • Figures and documents supplied by your team
  • Wording checked by your legal adviser
  • Independent living shown before care

Fees explained up front build trust later.

Retirement villages mainly target independent older people planning their next move, usually couples or singles who are downsizing and want company and less upkeep. Most villages set a minimum age. Their adult children are a second audience, because they often help with the research, the visit and the finances.

Many buyers take months or even years, often visiting several villages and coming back more than once. Selling the family home sets much of the timing. That's why we build follow-up into the plan, so the village stays in mind until they're ready. Our plans cover that whole stretch, month by month.

Promote it for several weeks beforehand on Facebook, in the local paper and by email to past enquirers. Give a clear reason to come, such as a new display home or a morning tea with residents. Make booking easy by phone or online, then follow up within a few days.

Yes, we recommend showing at least the entry price range and the types of ongoing and exit fees. Buyers find them out eventually, and surprises cost trust. Use the figures and documents your team supplies, and have your legal adviser check the wording against your state's rules.

Give them the facts they're checking: fees, contracts, care options and how their parent will be looked after. They read on phones in short bursts, so clear web pages and a downloadable fee guide work well. Invite them to the open day too, and answer their emails quickly.

Retirement village buyers are choosing a lifestyle, usually with time to decide, while aged care families are often choosing care under pressure. Village marketing leads with independence, community and the home itself. If your site also offers care, we keep the two stories clearly separate.

Look for an agency that writes with respect for older buyers, explains fees honestly and can run open days as well as online ads. Ask how it measures enquiries and visits. Our partnership plans have no lock-in contracts, so you can judge the results across a full sales season.
