Property development marketing for developers

Property development marketing for developers selling land, townhouses and apartments off the plan, planned around each stage of the build.

Partnership plans from $4,500 + GST a month

Property developers

Property development marketing that starts before the first slab

Rock Solid Marketing plans and runs property development marketing for developers across Australia, from land subdivisions in regional towns to townhouse and apartment projects sold off the plan. You're asking buyers to commit to something they can't walk through yet. They have a render, a floor plan and a price list, and they're comparing it with an established home down the road.

So we build the campaign around the build: a register of interest before launch, a launch push, then sales releases and construction updates that keep buyers confident through to settlement. As your property development marketing agency, one account manager keeps the project website, the ads, the signage and the agents' material saying the same thing.

A project usually sits on one of our partnership plans, from $4,500 + GST a month, and it begins with a free 30-minute discovery call.

Common problems

What gets in the way, and how we fix it

  1. The project launches to silence because nobody knew it was coming.

    What we do

We open a register of interest well before launch, with a simple project page and ads aimed at the buyers your agents describe. Launch day then starts with a list.

  2. Buyers go quiet between paying the deposit and settlement.

    What we do

Construction updates by email and social, with real site photos at each milestone, keep buyers hearing from you while they wait.

  3. A render or a price ad promises more than the finished product.

    What we do

Every render is labelled as an artist's impression and every price line uses wording you and your lawyers approve. Nothing goes live without your sign-off.

  4. The agents, the builder and the marketing each tell a different story.

    What we do

One account manager keeps a single project brand and message across the website, signage, brochures and the agents' listings.

Services

Services for this industry

Services for developers

Property developer marketing for each stage of the build

One property marketing company running every channel on one project message, release by release, with your selling agents kept in the loop.

Project website and register

A project site with floor plans, the location, the release schedule and a register of interest form that sends every lead straight to your agents. Websites start from $5,000 + GST.

Launch and release ads

Google Ads on searches for new land and homes in your area, plus Meta ads to the buyers your agents know best: first home buyers, downsizers or investors. Ad spend goes to the platforms on top.

Brochures, signage and display suites

Print still sells property. We design the brochure, the site hoarding and the display suite material, so a buyer sees the same project from the roadside to the contract.

Buyer updates to settlement

Email and social updates at each construction milestone, with real site photos, keep buyers informed between deposit and settlement and give your agents something worth sharing.

Video for launch day

A 30-second TV commercial for a big launch starts from $11,500 + GST. A 2D animated explainer of the masterplan starts from $2,500 + GST, and both cut down for social.

Local media and community

Press releases about the project, the local jobs it creates and its milestones, written by our PR team for regional and trade media. Press releases start from $1,000 + GST.

Reports by release

A monthly report shows registrations, enquiries and sales by release and by channel, so you can see which ads bring buyers. It's the report to ask any property developer marketing agency for.

Who it’s for

Is it the right fit?

Who it’s for

  • Developers releasing land in a new estate or subdivision
  • Builders selling townhouse or unit projects off the plan
  • Apartment and mixed-use developers with a display suite
  • Lifestyle and retirement village operators launching a new stage

Not a fit

  • Agents marketing single established homes (our real estate page fits better)
  • Developers looking for a sales team: licensed agents sell, we market
  • Projects that need signed buyers within two weeks of a first call

How it starts

Marketing for property developers starts with the release plan

Before any ad runs, we sit down with you and your selling agents to map the project: the number of lots or dwellings, the release stages, the price points, who the buyer is and when the construction milestones fall.

From that we build a calendar that ties every campaign to a stage, so the budget rises around launch and each release and stays lean in between. We also agree the approval chain early: who signs off renders, prices and disclaimers.

You leave with a release-by-release marketing plan, whoever delivers it.

  • Lots or dwellings, stages and price points
  • Who the buyer is and where they search
  • Construction milestones to build updates around
  • Who approves renders, prices and disclaimers
  • Budget split by release and channel

Plan the campaign around the build, not the calendar.

The Nitty Gritty on Facebook Ads

In an ideal world, your Facebook page would collect likes organically – that is, by people enjoying your content enough to proactively ‘like’ your page. All FAQs

Property development marketing on our Starter partnership plan costs $4,500 + GST a month, which buys 28 hours of work. The next steps up are $5,500 + GST (35 hours) and $7,500 + GST (45 hours) a month. Ad spend, printing and signage are paid on top. Many developers lift the plan around launch and drop back during construction, which works because there's no lock-in contract.

You market a property development in stages, starting with a register of interest. Then comes a launch to that list and a campaign for each sales release and construction milestone. Underneath sits one project website, one brand and one enquiry pipeline your agents share. The buyer should hear the same story from the first ad to the day they get the keys.

Sell the life around it as well as the floor plan. Buyers can't walk through it yet, so show the location, the outlook, the nearby schools and shops, and the finished look in renders labelled as artist's impressions. Floor plans, an inclusions list and a display suite answer the practical questions. Then construction photos prove the project is real as it goes up.

Keep the marketing tied to the build. Each milestone (civil works, slab, frame, lock-up, handover) is a reason to update registrants, post real site photos and refresh the ads. Remaining stock gets its own push with the agents. Buyers who have already signed get news that keeps them confident about settlement, because long gaps in the updates are when buyers start to worry.

A property marketing agency builds demand for the project, while licensed agents turn it into contracts. We create the brand, the website, the ads, the brochures and the buyer updates, and send every enquiry to your agents quickly. Agents run the inspections, negotiate and sign buyers. We don't sell property, so you keep your agents and add a marketing team behind them.

Start as soon as you have a planning permit, renders and an indicative price guide. That's enough for a project page and a register of interest, which gives the launch a list to sell to. An early start also gives search and social ads time to learn which buyers respond. A late start tends to push the whole launch budget into paid ads.

We write and label everything to keep it accurate, and you and your lawyers have the final word. Renders are marked as artist's impressions, price wording follows your state's rules (in Victoria that includes the underquoting laws agents work under) and inclusions match the contract. Nothing goes live until you approve it, and your business stays responsible for its own compliance.

No. Our partnership plans have no lock-in contracts, so you can change the plan between releases or stop when the last lot settles. The project website, ad accounts, photos and brand files stay yours. If you only need a project website and a brochure, we'll tell you before we quote and price them as one-off work instead.
